It is important to try and get as accurate an estimate as possible before you begin your attic conversion. Since the attic is a room which is just below the roof, it will be slightly warmer and colder during summer and winter months, respectively, than the other rooms in the house. For this reason, the attic should be properly insulated to create a comfortable living atmosphere.
Obviously heating will be a major consideration so it's very important to take time to decide where to position the radiators so that they do not take up valuable wall space, especially if you intend putting up shelves for books etc.

As heat rises, the attic being the highest room of the house, can be rather stifling at certain times of the year and so adequate ventilation will need to be included. Also, wooden beams may not be strong enough to support the amount of weight to be installed into the new conversion, thus reflooring may need to be undertaken.
